A home inspection is an objective visual examination of the physical structure and systems of a home communicated to the client in a computerized or paper report. It is similar to a physical examination from your doctor. If problems or symptoms of problems are found, we may recommend specific remedies or further evaluation by a specialist.

A standard home inspection summarizes the findings of the visual inspection of the home’s heating system, central air conditioning system, foundation, basement, interior plumbing and electrical systems, roof, attic including visible insulation, walls, ceilings, floors, windows, doors, and other visible structures of the home.

A home inspection reports on the condition of the property, points out the need for current repairs, and identifies areas that may need attention in the near future. Buyers and sellers depend on an accurate home inspection to maximize their knowledge of the property in order to make intelligent decisions before finalizing an agreement for sale or purchase. In addition, we point out the positive aspects of a home, as well as the maintenance that will be necessary to keep it in good shape. After an inspection, both parties have a much clearer understanding of the value and needs of the property.

No. A professional home inspection is an examination of the current condition of the home. It is not an appraisal, which determines market value, or a municipal or city inspection, which verifies compliance to local codes and standards. We will not pass or fail a house, but will provide you with pertinent information that will be important in evaluating the current and future needs of the home.

No. We have no financial interest in the homes we inspect other than the fee that we charge our customers. Any referrals are the personal discretion of the agent, lender, or other professional, and no contingent arrangements exist whereby any compensation or future referrals are dependent on reported findings or on the sale of a property. You can rest assured that we are an independent third party with no hidden incentives, other than providing you with the best inspection that money can buy.

Most inspections take about two to three hours. These times vary depending on the size, age and condition of the home.

We recommend that you be present at the site of the inspection if at all possible. If not practical, we take digital photos that will be included in your report, with specific comments directly adjacent to them, so that you can “see what we see”.

Reports are available in .pdf (Adobe Acrobat Reader) format and e-mailed directly to you the same day of the inspection. Alternatively, we can provide you with a printed copy of your report, delivered or mailed to you the following day.
